Located West of downtown Asheville, just across the French Broad River, you will discover the bohemian vibe that makes this section of the city so unique.
There are a few purists that have created "boundaries" for the area and as Real Estate Professionals we agree that there are sections more desirable than others. The majority of homes West of Asheville are a blend of cottages or bungalow style homes, newer green conscious construction, and all of which seem to have an artistic flair.
These homes are generally located in the 28806 zip code and can trade between $200-$350/square foot depending on the quality of construction. ADU's or Accessory Dwelling Units have also become increasingly popular in this highly coveted part of town because of the shortage of affordable housing. Many folks have used these small studio apartments to host out of town visitors, guests, or even rent them out full time to make some additional income. Many of the "neighborhoods" in this area will allow this type of thing, but it's always a good idea to check with your Buyer's Agent before making the assumption that rentals will be permissible.
In April of 2017 we listed the home of a wonderful young couple that was originally from Los Angles, California and absolutely fell head over heels for West Asheville. They owned the home for approximately 8 years and after getting multiple requests from friends and family they decided to build one of these ADU's on their property to accommodate their out of town visitors.
After obtaining the property permitting from the City of Asheville they were able to break ground and build this studio apartment for approximately $85,000. Needless to say their friends where happy to have a place to stay and after looking closer at the local laws they decided to turn this addition into an Air BnB rental full time.
This increased the value of their home tremendously, and actually generate enough on an annual basis to cover their the mortgage payment. This property was scooped up for full listed price after only a one day on the market and that allowed from the family to make a quick exit after the big job opportunity came up back in Cali. We were also able to set a record for highest home sale on that street, and by listening to our expertise the sellers closed in June with plenty of return on their investment.
The main drag in West Asheville is Haywood Road where you will find popular restaurants, music venues, art galleries, tattoo shops, and the like. Be on the look out for colorful murals commissioned by local street artists dotting this commercial corridor, and boutique business that are as eclectic as the locals who call this place home.
